While BCC maintains actual accountability for the project, each licensed professional signs the contract with the credit union thereby assuming licensing responsibility for their respective professions.
Up-To-The-Minute Project Status
Baker Construction Company has a unique method of further protecting the interests of the credit union by requiring that all meetings, from the signing of your Contract until grand opening, are recorded in official Minutes of Meeting. Your credit union benefits from the written record of all mutually agreed changes, either deletions or additions, to the plans as so documented showing the items involved, the persons responsible for the changes with credit union approval, and the date the meeting occurred.
Client Choice
Guaranteed Cost or Time & Material Contract
Another important factor that uniquely qualifies Baker Construction Company over other firms is that, with BCC, the credit union is offered a choice between a guaranteed cost or time and material prior to entering into the Construction Management of the project. This choice is presented to the credit union as a Supplement to the original Contract at the completion of the Working Drawings and before the job is presented to local sub-contractors for competitive bids. This choice is important to your credit union since you can decide on a not-to-exceed cap (guaranteed cost) on the project cost or a set percentage above the bid amount for the project (time and material). With the time and material Supplement, you see all cost for the project including subcontract bids, material invoices, and any professional fees or charges required for your project. All project records are open to you at all times after entering into the time and material Supplemental agreement with BCC and not only after the project is concluded as some firms require.
